Our minimal rental flat

Here are a few pics of our rental flat. We bought it with friends off plan over three years ago and we finally got the keys six weeks ago!
After may ups and downs and a snagging list consisting of 49 things to be sorted out I had about five days to decorate ( I would have liked to paint it all white instead of the standard magnolia but I just didn't have the time ) ,take deliveries, put IKEA furniture together, shorten curtains and blinds whilst painting canvases and get the flat ready for our tenant! We bought the Series 7 chairs and I sprayed them black.
The white Componibili units in the bedroom should be black ones (also for the second bedroom) but they haven't arrived on time so we have used ours for the time being.
I will take some pics of the second bedroom when the units have arrived, there is just a double bed in there at the moment!
I kept to a very strict budget but we managed to buy everything from eggcups to double beds and everything in between and managed to do it for £3500.
My sister made the cushions!

As for being a landlord....hmmmm.....I'll get back to you on that one!!!...

Wow, Griffo, that is fantastic - as a tenant you would think you had died and gone to rental heaven to be living there.

Is that a Docksta table or an Arkana 'original'? I'm presuming the budget didn't allow for a Saarinen!

Griffo, it's gorgeous, your tenant is v.v.v.v.v.v.v.v lucky - what amazing views. I was in Swansea one day in the summer, really liked the town centre (probably because it was much nicer i than I expected), but didn't realise what a great seashore it's got. Your cushion has inspired me to use the fabric (slate colourway) for blinds in my kitchen. The tables are faberoo too. Well done!

Griffo, it is delicious. I love the grey wall, the cowhide chair, and the bedroom looks so serene and relaxing. I am amazed how you pulled it all together so quickly. Well done!!

TB I have some of the Dabdelion fabric in Slate, dont know what I am going to do with it yet, I just keep looking at it, how sad is that, LOL.

n_c, I don't think it's sad at all, the fabric is just so lush it deserves to be looked at on a regular basis. I've got three samples of it from Sanderson which I've somehow managed to fix onto a blind in the kitchen just so that I can imagine how it will look when I get round to buying it, finding someone who can make it and then having it made up. I think I may have those samples up there for some time.

Thank you everyone for your comments!
Although it was stressful I did really enjoy researching everything to buy and starting a place from scratch.
The Dandelion material is very nice and I did almost go for the slate version but the one I bought was there in front of me in John Lewis so I went with that one.

yes Lucienne the dining table is the Docksta from IKEA, I was surprised at how sturdy it is. If my budget could stretch to a Saarinen table it certainly wouldn't be in the rental flat!!! LOL! I want/need an oval one so badly!!!

I highly recommend the loop tables, they are extremely well made and the guy is very nice to deal with.

Tall_Blonde....pop in for a cuppa next time you are in sunny Swansea! LOL!
The beaches and coastline of the Gower are breathtaking!

I'm not a great lover of carpets but it was our only choice because wood/laminate flooring isn't allowed unfortunately.
It's not the biggest flat in the world but the big windows let loads of light in and the view more than makes up for it!

Well done Griffo, it's great and very you! Those loop tables were a great find.

It's easy to forget that the British coastline can provide such dramatic views - looks more like Nova Scotia!

I love the fact that the colourway for your cushion is called 'Chaffinch' - the colours are just right. I'll let you know if I get back to Swansea - it took me forever to find my way out, which slightly took the shine off it

It really is an amazing job you've done griffo. Most of us would struggle to ever get our homes looking this sleek, nevermind within a week!

Those views have reminded me just how amazing Swansea and the Gower are. I used to go camping at Llangennith every year - happy memories...

Thanks so much everyone!
I was pleased with how it turned out considering the tight budget.
It was always our intention to sell on but with the housing market the way it is we thought we would hold onto it for a while. The tenant loves it so all is good.
I still want to extend the work top where the sink is though, it's ridiculous how little workspace there is or isn't!

God, I thought I'd already commented on this, Griffo! It looks fabulous. The loopy table looks brilliant, doesn't it!

I LOVE the view - wooooooow. And the accent wall is a touch of genius. It really lifts the space. It was all worth it! Well done, fab fab job!
